The City desires to construct a Softball/Baseball Complex on property owned by the City of Gillette between East Boxelder Road and Garner Lake Road on the east side of Gillette. The project has been designed through a separate contract to build eight (8) fields, and associated infrastructure. A project to install the water main, the sewer main, and to rough grade the property is currently under construction.
A Pre-Construction Services Agreement was entered into with Van Ewing Construction, Inc. to develop a Guaranteed Maximum Price (GMP) to construct as many of the eight (8) fields as possible, and remaining infrastructure for the facility within the available budget. Van Ewing Construction, Inc. provided input on costs, cost effective construction materials, constructability, value engineering, advanced project planning, scheduling, and sequencing issues to develop this GMP. The work as proposed in the GMP will include the construction of the western four (4) field softball/baseball complex. The following changes were made to the original project as it was bid in December 2012 to develop this GMP:
-Both complex's parking lots were originally bid under one (1) schedule. This project will include necessary parking for one (1) four (4) field complex.
-Drinking fountains located in all the dugouts and bull pens were eliminated. Drinking fountains with bottle fillers will be installed at the concession stands.
-An irrigation system was designed to expedite the maintenance of the infield while a tournament is going on. This system was eliminated in lieu of providing a point of connection for a hose to wet the field down for maintenance.
-An irrigation system was designed to provide cooling water to the outfield synthetic turf. This element was eliminated due the reletively small number of times that it might be necessary. The same points of connection can be used to cool the fields, if the field temperature does become a problem.
-Smooth faced blocks will be used in the concession and restroom buildings, rather than a ground face block. This change is purely an aesthetic change.
-The roads will be installed with 18" wide curb and gutter, rather than 30" curb and gutter as designed. The roundabout, located at the intersection of the south access and the Axel's Ave access, will not be constructed under this phase.
-The original bid specified synthetic turf with a 2.25" height. This turf height was intended to better accommodate other uses, such as football. This project will be constructed with 2" height synthetic turf, which is more typical for baseball and softball fields.
-Revisions to the bleacher area drainage systems from a trench drain to a pipe and inlet system.
