The City Council entered into a Pre-Construction Services Agreement with Hladky Construction, Inc. on April 15, 2014 to serve as the Construction Manager At Risk (CMAR) for the YES House Girls Residential Treatment Facility Project. Since April 15, 2014, Hladky Construction has been assisting Noel Griffith Jr. and Associates Architects in reviewing the constructability of the project, providing preliminary pricing, formulating bid packages, and developing the Guaranteed Maximum Price (GMP) for the project.

The City received the GMP of $3,213,800 from Hladky Construction on May 23, 2014. If the GMP is accepted, the bid packages will be advertised and work will commence as soon as possible. The proposed project schedule identifies a mid-March completion of the project.

A copy of the GMP proposal and draft contract is attached for reference.

Funding for the project in the amount of $3,463,800 has been appropriated by the City of Gillette ($1,463,800), Campbell County ($1,000,000), and the YES Foundation ($1,000,000). Architectural Services have been procured with Noel Griffith Jr. and Associates Architects in the Amount of $237,300. The GMP proposal includes a $200,000 contingency, and allowances for testing and survey.

The total project cost, based upon current obligations and the proposed GMP, is $3,451,100.
