CASE SUMMARY: |
The applicant is seeking Final Plat approval to subdivide and re-configure two (2) unplatted parcels of land for ownership purposes only. |
CASE BACKGROUND: |
The property is located at the intersection of Longmont Street and Bundy Avenue on the southwest corner. The total property is 2.06 acres and is zoned R-4, Multi-Family Residential District. There is a new residential home on the proposed Lot 2 and an existing home on the proposed Lot 1.
This subdivision is for ownership purposes only and there is no new development planned. There will be no subdivision improvements required with the Final Plat as there are already water and sewer taps to each proposed lot. The City of Gillette vacated the 20 foot wide alley running through two (2) existing unplatted parcels on July 1, 2014. The City will deed the land back equally to the parcels to the north and south prior to recording the Final Plat. Upon recording of the plat, the vacated land will become part of the platted lots. |
CASE REQUIREMENTS: |
1. An updated Title Report confirming the ownership of the property shall be submitted prior to recording the Final Plat.
2. The Final Plat shall show an electrical easement as required by the City Electrical Division.
3. A deed from the City for the vacated right-of-way will be recorded prior to recording the Final Plat. |
STAFF RECOMMENDATION: |
Staff recommends approval of the Final Plat for Lots 1 & 2, Block 1, Longmont Addition, subject to all Planning Requirements. |
