CASE SUMMARY:
The applicant is seeking Final Plat approval to create two (2) tracts for the purpose of future development. The Final Plat is for ownership purposes only.  
CASE BACKGROUND:
The vacant property,16.84 acres, is located along the east side of Enzi Drive, south of the Herbert A. and Dorothy P. Carter Health Science Education Center located on the Gillette College Campus. The property is zoned C-O, Office Institution Zoning District. The subdivision creates Tract A (9.97 acres), and Tract B (6.87 acres). There will be a Cross Parking Easement shown on the plat in order to facilitate the ability to park at any location on the two (2) proposed tracts.
CASE REQUIREMENTS:
1.     Any and all development which may take place on the property is subject to City of Gillette requirements at the time of development. The developer is responsible for all improvements. This shall show as a note on the plat.  
          
2.     A Cross Parking Easement shall show on the plat.
STAFF RECOMMENDATION:
Staff recommends approval of the Final Plat for Gillette Tech Center, Phase III, a Resubdivision of Lot 3, Block 5, Gillette Tech Center, Phase I and Tract D, Gillette Tech Center, Phase II, Subject to all Planning Requirements.
