CASE SUMMARY:
The owners are seeking Final Plat approval for a three (3) lot subdivision for ownership purposes.
CASE BACKGROUND:
The proposed subdivision is 31.75 acres. It is located on the north side of the intersection  of Butler Spaeth Road and Garner Lake Road. Lot 1 (12.11 acres) and Lot 3 (8.05 acres) have a zoning designation of I-1, Light Industrial. Lot 2 (11.58 acres) is zoned C-3, Business/Services District. Each lot meets the minimum requirement for public road frontage.

The property is vacant except for an operating oil well located on Lot 3. The proposed subdivision is surrounded by a mix of uses including industrial, residential and commercially zoned properties. The owners want to subdivide the property in anticipation of future development.
CASE REQUIREMENTS:
1. The subdivision is for ownership purposes only. No development is allowed with a Final Plat for ownership purposes only. All future development shall meet the current standards of the City of Gillette. The developer of any lot within the subdivision is responsible for all public improvements. This shall be a note on the plat and the note shall be filed separately when the Final Plat is recorded.

2. Follow the County Clerk instructions about ownership signatures and notary blocks.

3. The vicinity map should be made smaller in order to accommodate all signatures and notary blocks. A separate page may be necessary.
 
4. The boundary lines for Lot 2 shall follow the zoning designation for that lot as C-3, Business/Services District.

5. The location of the existing oil well shall show on the plat.

6. The Ford Annexation shall be recorded prior to this subdivision being approved by City Council.
STAFF RECOMMENDATION:
Staff recommends approval of the Final Plat for the Devon Addition, Subject to all Planning Requirements.
