SUBJECT:
Council Consideration of a Resolution Approving and Authorizing the Final Plat for  Lots 3A and 4A, Block 29, Sage Bluffs, Filing No. 4, Phase I, to the City of Gillette, Wyoming, Subject to all Planning Requirements.
BACKGROUND:
The applicants are seeking Final Plat approval to re-configure two (2) platted lots and provide right-of-way for City street purposes.  

The property is south of the realigned Boxelder Road and west of the new Harder Drive alignment, formerly Boxelder Road as originally platted. The property is zoned R-1, Single Family Residential District. The right-of-way is required to accommodate a right angle intersection of the streets. The City owns the proposed Lot 4A and the right-of-way area.

The proposed lots have existing single family houses and the reconfiguration of the lots meets the lot area and setback requirements in the R-1, Single Family Residential District. All road improvements are in place and a wall has been built separating the lots from the right-of-way.
