CASE SUMMARY:
The applicants are seeking Final Plat approval to create two (2) lots by subdividing one (1) existing lot.
CASE BACKGROUND:
The property is located just south of Wyoming State Highway 14-16 on the east side of Butler Spaeth Road. The property is zoned C-1, General Commercial District. There are two (2) buildings on the site, each of which are on separate ownership parcels. The building on the north parcel is a vacant motel and, although the building on the south parcel has been used as commercial, it appears to be unoccupied by a business at this time. 

The building on the south parcel encroaches on to the north parcel about 15 feet. The proposed new lot line will eliminate the encroachment and provide an additional setback area for the building. This will result in two (2) conforming lots with one (1) conforming building on each lot.
CASE REQUIREMENTS:
1. Utility Easements for all public and private utilities on the property shall be shown on the plat.

2. The plat shall be changed to address all the comments in the ePlans system prior to submittal for recording.
STAFF RECOMMENDATION:
Staff recommends approval of the Final Plat for Lots 2A and 2B, of the Resubdivision of Tract G, of the Highway Addition, Subject to all Planning Requirements.
