SUBJECT:
Council Consideration of a Resolution Approving and Authorizing the Final Plat for Lots 2A and 2B, of the Resubdivision of Tract G, of the Highway Addition, to the City of Gillette, Wyoming, Subject to all Planning Requirements.
BACKGROUND:
The applicants are seeking Final Plat approval to create two (2) lots by subdividing one (1) existing lot.

The property is located just south of Wyoming State Highway 14-16 on the east side of Butler Spaeth Road. The property is currently zoned C-1, General Commercial District. There are two (2) existing buildings on the site, each of which are on separate ownership parcels. The building on the north ownership parcel is a vacant motel and the building on the south ownership parcel is currently unoccupied by a business at this time. 

The building on the south ownership parcel encroaches on to the north ownership parcel approximately fifteen (15) feet. The proposed new lot line will address the existing encroachment and provide a setback for the building. This subdivision will result in two (2) conforming lots with one (1) conforming building on each lot.
