Council Consideration of a Resolution Approving and Authorizing the Final Plat for Lots 5A and 6A, Block 2, Mohan Subdivision, to the City of Gillette, Wyoming, Subject to all Planning Requirements.
BACKGROUND:
The owner desires to create two lots where three lots exist as platted in the Block 2 of the Mohan Subdivision. The site is located in the recently annexed Southern Industrial Addition Annexation area. In the existing platted configuration, one lot has access to Schoonover Street only, a second lot has access to Schoonover Street and Swanson Road, and the third lot has access to Swanson Road only. The proposed lot configuration shows one lot with access to Schoonover Street and one lot with access to Swanson Road.

The site is zoned I-2, Heavy Industrial District, and is currently vacant. There is a significant area in the center of the site designated as a drainage and building setback area. This impacts the buildable area on the proposed Lot 6A, which is 4.00 acres in size. The proposed Lot 5A has considerably more buildable area and is 4.64 acres in size.

The proposed drainage area delineation matches the existing plat but does not match the 100 year floodplain area. The 100 year flood plain must be delineated on the plat. The plat is for ownership purposes only and no public improvements are proposed at this time.
