Council Consideration of a Resolution Approving and Authorizing the Final Plat for Tract 2F, Tract 2G, and Tract 2H, Energy Park Third Addition, a Resubdivision of Tract 2C, Energy Park Third Addition, to the City of Gillette, Wyoming, Subject to all Planning Requirements. 
BACKGROUND:
The applicant requests approval to create three tracts and a 80 feet wide Right-of-Way from the existing Tract 2C, Energy Park Third Addition. 

The property is located north of Warlow Drive and on both sides of  Spruce Avenue. The applicant has submitted a Map Amendment to rezone the proposed Tract 2F from M-H, Mobile Home District, to C-1, General Commercial District. The rest of Tract 2C (proposed Tracts 2G and 2H) will remain M-H, Mobile Home District. Spruce Avenue is currently a deeded parcel for right-of-way purposes and will be a platted as right-of-way on this plat. 

The proposed Tract 2F and Tract 2G are currently vacant.  However, the proposed Tract 2H is a mobile home park. All of the proposed  tracts have public access off of Spruce Avenue and/or Warlow Drive. All tracts will have access to public utilities.  A 20 feet wide General Utility Easement runs along the entire northern portion of  the three tracts and a 25 feet Water Easement runs along the entire southern portion of all three tracts. There are also General Utility and Access Easements inside Tract 2H.
