SUBJECT:
Council Consideration of a Resolution Approving and Authorizing the Final Plat for Town Center Subdivision, a Resubdivision of Lot 2F, East Lakeway Subdivision, and Lot 2B, Sunrise Addition, to the City of Gillette, Wyoming, Subject to all Planning Requirements.
BACKGROUND:
The applicant is requesting approval of a plat which will reconfigure two existing lots in two different subdivisions, Lot 2F, East Lakeway Subdivision, and Lot 2B, Sunrise Addition.

The property is located north of Lakeway Road about 600 feet east of South Douglas Highway. To the west and east of the site there is existing commercial development in the C-1, General Commercial District. To the north there is existing development in the R-4, Multi Family Residential District.

Lot 2 of the proposed subdivision is 1.92 acres and is currently developed with a retail building and a parking lot. The existing lot pattern has the building on a separate lot from the parking area. This subdivision will locate all of the improvements for the site on one lot.

Lot 1 of the proposed subdivision is 12.22 acres and is currently vacant but does have an improved, privately maintained, public access road on a portion of it. All the lots in this area of commercial development are designed to have a common access and parking arrangement. The existing road on Lot 1 provides additional access to the existing Lot 2A, Sunrise Addition, located north of Lot 2. The road is planned to continue to the east and connect to KG Avenue.

The north part of Lot 1 is impacted by a 100 year floodplain. This will preclude development on that area without further study. There are no new public improvements proposed at this time. All utilities are available to the site. Both of the lots are zoned C-1, General Commercial District. Future development on Lot 1 will require site plan approval.
