SUBJECT:
Council Consideration of a Resolution Approving and Authorizing the Final Plat for the Resubdivision of Tract B1, RC Ranch Phase 1, to the City of Gillette, Wyoming, Subject to all Planning Requirements.
BACKGROUND:
The applicant is requesting to subdivide a platted Tract of land into a Tract B2, a Lot 2, and a public Right-of-Way to be know as Wenger Drive. 

The Tract is owned by Campbell County School District No. 1 and has access from Southern Drive and Enzi Drive. The District, City of Gillette, Campbell County, and the Campbell County Fire Department are working together to create a lot and street Right-of-Way for the future Fire Station No. 3. The proposed plat will create a 1.5 acre parcel called Lot 2 in the northeast corner of the property along Enzi Drive for this purpose.

A new street called Wenger Drive will be dedicated and constructed north of Lot 2 that will connect Enzi Drive to Running W Drive. With this construction, a previously platted 50 foot wide east/west Temporary Access Easement connecting Running W Drive to J Cross Avenue will no longer be needed.

The balance of the property, a 36.41 acre parcel called Tract B2, is not planned for immediate development. A rezoning of a portion of the property encompassed by the plat is being processed to change the zoning from A, Agricultural District, to C-1, General Commercial District. The southern portion of this Tract is already zoned C-1 and this rezoning will align the zoning boundary with the platted boundary.

There is a 10 foot Drainage and Utility Easement along the north property line that will remain. A Drainage Easement in the southern portion of the Tract will remain from a previous plat. This easement is to remain in place until the development of the Tract B1 area provides for alternative conveyance of the drainage.
