Council Consideration of a Resolution Approving and Authorizing the Final Plat for A Resubdivision of Lot 2 of the Devon Addition, to be Known as Lots 2A and 2B, to the City of Gillette, Wyoming, Subject to all Planning Requirements.
BACKGROUND:
The applicant requests approval to create two lots from the existing Lot 2 of the Devon Addition. 

This subdivision is located west of Garner Lake Road and east of Butler Spaeth Road. A zoning map amendment that rezoned a portion of Lot 2 from C-3, Business Service District to I-1, Light Industrial District was approved on Third Reading of Ordinance on January 5, 2016.  A condition of the zoning approval required the lot to be subdivided to have lots that are consistent with the zoning amendment. The proposed lot lines match the rezoning configuration. Lot 2A which abuts the Moon Meadow Estates No. 3 Subdivision will remain zoned C-3, Business Service District. Lots 2A and 2B are currently vacant. 

Lot 2B will have access from Garner Lake Road and Lot 2A will have access from Ariel Avenue. Both lots will have access to public utilities.

An existing 30-foot wide General Utility Easement for Sanitary Sewer currently runs along the east boundary of Lots 2A and 2B.  A separate, existing 50-foot wide General Utility Easement also runs along the east boundary of Lots 2A and 2B.  The 50-ft General Utility Easement will be vacated with this plat.  A 30-foot General Utility Easement will be established with this plat for the existing Sanitary Sewer and other, future public utilities.

A 20-foot wide Access and Utility Easement currently runs east and west along the northern portion of Lot 2A. The "access" portion of this 20-foot wide Access and Utility easement will be abandoned with this plat. No utilities are currently within this easement. The adjacent lot which was served by the access portion of this easement has sufficient frontage along Butler Spaeth Road.

The 20 foot wide drainage easements between Lot 2A and Lot 2B and along the west boundary of Lot 2B will be private drainage easements to be maintained by the owners of proposed Lot 2A and Lot 2B.
