Council Consideration of a Resolution Approving and Authorizing the Final Plat for Lots 2A and 4A, Block 1 of the Albany Addition, a Resubdivision of Lots 2, 3, 4, and 5, Block 1 of the Albany Addition, to the City of Gillette, Wyoming, Subject to All Planning Requirements.
BACKGROUND:
The applicant is proposing to combine four existing lots into two larger lots in the Albany Addition Subdivision. Lot 2A will combine Lots 2 and 3 in Block 1 of the Albany Addition Subdivision into one lot. Lot 4A will combine Lots 4 and 5 in Block 1 of the Albany Addition Subdivision into one lot.

These lots were platted in 1914 as part of the Albany Addition Subdivision.  At the time, Gillette was a town in Crook County.  The Albany Addition is located on South Gillette Avenue just north of 7th Street. These existing lots are approximately 50 feet wide by 140 feet deep. Lot 3 is currently vacant. Lots 4 and 5 contain an existing single family home that straddles the lot line. Lot 2 currently contains a single family home that will soon be demolished.  The owner is planning to combine Lots 2 and 3 in order to build a new law office on Lot 2A.  This area is currently zoned C-O, Office and Institution District.  A law office and a single family home are permitted uses in the C-O zoning district.

Although these lots have frontage along Gillette Avenue, access to off-street parking will be through an alley running along the rear of the property.  Access from Gillette Avenue is discouraged.  The area in front of this lot is currently used for downtown  public parking. Each of these lots have access to the necessary utilities which are required by the City of Gillette Subdivision Regulations (ie water, electrical, gas). Before this plat can be recorded, all excess water taps and sewer services must be abandoned.
