Council Consideration of a Resolution Approving and Authorizing the Final Plat for the Resubdivision of Lots 1 & 2 of Moon Meadow Estates No. 5, A Resubdivision of Tract R of Moon Meadow Estates No. 3, to the City of Gillette, Wyoming, Subject to all Planning Requirements.
BACKGROUND:
The applicant is requesting approval to adjust the lot line between existing Lots 1 and 2 of the Moon Meadow Estates No. 5 Subdivision.

This subdivision is located just south of Harvest Moon Drive between Ariel Avenue and Butler Spaeth Road. The applicant has submitted a concurrent request to rezone a portion of proposed Lot 1A of the Moon Meadow Estates No. 5 Subdivision from R-4, Multi-Family Residential, to C-1, General Commercial. The portion of rezoned land will then be replatted as part of the common area of the Big Toy Storage area through an amended condominium plat that will be considered separately.  All affected property owners have agreed to this adjustment. This adjustment is being performed because trucks accessing the adjacent Big Toy Storage Subdivision are currently utilizing a small portion of Lot 1A. This plat will align the proposed lots so they match the proposed rezoning configuration. This avoids parcels from being split-zoned.

An existing 30 foot wide Access Easement running between existing Lots 1 and 2 is being vacated with this plat. The Access Easement is unnecessary as both lots have sufficient access from Harvest Moon Drive.
