Council Consideration of a Resolution Approving and Authorizing the Final Plat for the Resubdivision of Lot 1 Vista Grande Subdivision, to the City of Gillette, Wyoming, Subject to all Planning Requirements.
BACKGROUND:
The applicant is proposing to subdivide Lot 1 of the Vista Grande Subdivision into two parcels, creating Lots 1A and 1B. The applicant has stated the reason for dividing Lot 1 into two parcels is for ownership purposes and future development.

This parcel is located at 1120 E. Boxelder Drive in a C-1, General Commercial Zoning District. Lot 1A has frontage and access off of Boxelder Road. Lot 1B has frontage along Country Club Road. Access will also be provided to Lot 1B through a private access easement off of Boxelder Road through Lot 1A. Lot 1A will be 1.99 acres and Lot 1B will be 1.68 acres. 

In 2014, the Vista Grande Development Plan established a 14,500 square foot Hilton hotel. One requirement of the Development Plan was for the Hilton hotel to provide 99 parking spaces. A total of 128 parking spaces were provided. However, the new lot configuration drastically reduces the number of parking spaces below the minimum number required by the Vista Grande Development Plan to only 66 parking spaces. A shared parking agreement shall be maintained by Lots 1A and 1B. A note on the plat will need to acknowledge this agreement. Any new development on these lots  will require a Commercial Site Plan or Development Plan. Only the excess parking provided by the Hilton hotel can count towards the minimum parking requirements of any new development established on Lot 1A.

Each of these lots already have access to the necessary utilities which are required by the City of Gillette Zoning Ordinance.
