Southside Business Park, Inc. (the applicant) is proposing to combine 4800 S. Garner Lake Road and 4798 S. Garner Lake Road into one lot, to create a 4.23 acre parcel.
This plat is accompanying the rezoning request associated with 4800 S. Garner Lake Road, which the applicant has proposed to rezone from C-3 Business/Services to I-1 Light Industrial. The rezoning request will first be approved by the City Council before this subdivision is approved, to prevent multiple zoning districts on the same lot.
This lot will have access from South Butler Spaeth Road and from South Garner Lake Road. Although the applicant can access this lot from either street, Garner Lake Road is preferred, to accommodate industrial traffic. All utilities are currently available to this lot.
Both lots are currently vacant. Any development on the combined lot will require the appropriate approval of the City of Gillette Planning, Engineering and Building Divisions. In addition, any development on this lot will require a landscaping and screening "buffer" from the adjacent Mobile Home District. This will help to ensure that existing, adjacent residential development is shielded from future industrial uses.
