This subdivision is located on the south end of Low Court and all three lots have access from the cul-de-sac at the end of this this street. Lot 2A was previously platted as part of the Moonshiner Country Estates Subdivision. Originally, this lot was 3.31 acres with a non-traditional shape. This lot is being reduced by 1.02 acres, which is being added to Lots 1A and 3A. The newly added land area will significantly increase the size of both lots. Lots 1A and 3A are vacant. Lot 2A has an existing single family residential home.
All utilities are available to these lots. A 25 foot wide sewer easement crosses Lot 3A. Due to the location of this existing easement, the future residential structures to be built on Lot 3A will be located on the north side of this easement. Furthermore, this easement contains both a sewer and gas main. Since two utility mains are located in this easement, the Engineering Division has requested the easement width be increased to 30 feet. This ensures ample room is available for maintenance or replacement of the existing utilities.
