Council Consideration of a Resolution Approving and Authorizing the Final Plat for Lot 8A, Block 2, Original Town of Gillette, a Re-Subdivision of Lots 8, 9, 10, 11 & 12, Block 2, Original Town of Gillette, to the City of Gillette, Wyoming, Subject to all Planning Requirements.
BACKGROUND:
Eischeid Investments, LLC, (the applicant) is seeking to combine Lots 8, 9, 10, 11 & 12 from Block 2 of the Original Town of Gillette Subdivision in order to form one lot.

Earlier this year, Planning staff received a request to review the proposed building addition for the Chophouse restaurant, which is located at 113 S. Gillette Avenue. Upon researching this request, it was discovered that the proposed addition would cross multiple lots. This created several problems related to zoning and building codes. To remedy this situation, Planning Staff suggested a minor plat combining these lots into one.     

Prior to this request, the Chophouse restaurant building crossed multiple lots which had not been combined. The Original Town of Gillette plat was recorded over one hundred years ago and created several small rectangular parcels. Trying to fit a building solely on one of these parcels would be difficult.  As with many of the buildings located in the downtown area, this building was constructed decades before Gillette adopted the City's first zoning regulations in the 1960's.

This lot has frontage along Gillette Avenue and is located in the C-2, Central Business District. This addition will not require any additional parking spaces, as on-site parking is not required in this district. All utilities are available to this site.
