CASE SUMMARY:
The owner is proposing to rezone 1.20 acres of land located on the northwest corner of Sioux Avenue and Wigwam Boulevard.  
CASE BACKGROUND:

The owners are proposing to rezone 1.20 acres of land from R-4, Multi Family Residential District to I-1, Light Industrial District.  The property is located north of the Sioux Avenue in the Sunburst Subdivision which is currently zoned R-4, Multi Family Residential District. The property consists of six undeveloped lots.  As per the Zoning Regulations, the minimum area for a I-1, Light Industrial District is five acres.  Combining this with the Industrial zoned property to the north exceeds the five-acre minimum. 

There is no minimum area requirement for I-1, Light Industrial lots.  Thus the approximate average of .25 acres per lot is sufficient.  3.66 acres of R-4 Multi Family Residential zoning will remain to the south of the proposed rezoning. The remaining R-4, Multi Family Residential District on the south continues to meet the minimum land area requirement of two acres for the R-4 District.  Any future development on the lots is subject to review and approval by the City of Gillette Development Services Department, this includes construction of new structures, use as storage lots, as well as fencing and signage.

Pursuant to Section 12 of the City of Gillette’s Zoning Ordinance, a Zoning Map Amendment shall not be approved except to:

(1)   Correct an obvious error, or

(2)   Recognize changing conditions in the City

The proposal to rezone 1.20 acres of Land from R-4, Multi Family Residential District to I-1 Light Industrial District recognizes the changing conditions in the City.
