Final Plat Minor - Remington Estates, Phase V

CASE SUMMARY:

The owner, Saunders Land & Livestock Company, LLC, is seeking approval of a final plat known as Remington Estates, Phase 5.

CASE BACKGROUND:

The owner, Saunders Land & Livestock LLC, is proposing to subdivide 12.169 acres of land located in the South Park Subdivision in the NE ¼ SE ¼ of Section 9, Township 49 North, Range 72 West for the purpose of facilitating future development; currently the land is unplatted.  Access is on the east side of the property off of an unnamed gravel road that begins where Enzi Drive meets Southern Drive.  Currently Glock Avenue and Kimber Drive to the north dead end at the property. An access easement will have to be secured for future development of the property. There are no utilities serving the property at this time.

Any future site development will be required to undergo a commercial site plan review.

CASE REQUIREMENTS:

1. All comments and concerns will be addressed in ePlans prior to submitting the Final Plat for signatures.

2. A Title Report shall be submitted prior to the recording of the Final Plat.

3. If the Title Report indicates there is a mortgage on any of the properties, a consent to subdivide will be required to be filed with the plat.

4. A $75.00 Recording fee shall accompany the signed mylar.

STAFF RECOMMENDATION:

Staff recommends approval, subject to all Planning Requirements.
