CASE SUMMARY:

The owner is proposing to subdivide 2.57 acres of land located at the corner of Wigwam Boulevard and Kiowa Avenue. 

CASE BACKGROUND:

The proposed subdivision seeks to divide Lot 1A, Tract J, Sunburst Subdivision, No. 3 into two (2) lots.  Lot 1C will be 1.83 acres in size and Lot 1D which will be .74 acres in size.

Access to lot 1C will be from the Wigwam Boulevard, and access to Lot 1D will be from both Wigwam Boulevard and Kiowa Avenue.  The owner seeks to create a lot for the single-family home, two shops, and manufactured home on the south, and a separate lot for the existing mobile homes on the north.  All water, sewer and electrical utilities are available to existing structures on the properties and no public infrastructure is required for the filing of this plat.

There is space for additional mobile homes on Lot 1C. However, any needed infrastructure to service additional mobile homes will be the responsibility of the developer or owner.  Further, the addition of future mobile homes will require the access to be paved as specified by the City of Gillette Subdivision Regulations, Zoning Regulations, and Engineering Design Standards.  All future mobile homes will be required to meet the zoning requirements for placement, open space and access.

Both properties are currently zoned M-H, Mobile Home and will remain the same. 

CASE REQUIREMENTS:

1.      All comments and concerns listed in ePlans shall be addressed.

2.      A Title Report is required prior to the filing of the final plat.

3.      If there is a mortgage on any of the properties a signed Consent to Subdivide shall be provided prior to the filing of the plat.

4.      A filing fee of $75 shall accompany the final signed mylar, payable to the Campbell County Clerk.  

STAFF RECOMMENDATION:

Staff recommends approval, subject to all Planning Requirements.
