CASE SUMMARY:

The owner is proposing to subdivide 125.18 acres of land located at Gillette Golf Club Subdivision & Moon Meadows Estates No. 3 north of Butler Spaeth Road.

CASE BACKGROUND:

The property is located north of Butler Spaeth Road and is currently located in the Gillette Golf Club Subdivision and the Moon Meadows No. 3 Subdivision. 

The proposed lots meet the minimum lot size and minimum width requirements.  Access for the proposed Tract 1 is off of Castle Pines Drive and access for the proposed Tract 2 will be off of Butler Spaeth. Utilities extension requirements will be determined prior to the filing of the final plat.

CASE REQUIREMENTS:

1. All comments and concerns listed in ePlans shall be addressed.

2. A signed Consent to Subdivide shall be provided prior to the filing the plat if the properties have a mortgage.  

3. All fees associated with filing with the office of the Campbell County Clerk shall accompany the final plat.

STAFF RECOMMENDATION:

Staff recommends approval, subject to all Planning Requirements.
