CASE SUMMARY:

The owner, Chris Rohde, is seeking approval of a final plat known as the Rohde Subdivision.

CASE BACKGROUND:

The owner is proposing to combine two lots into one for ownership purposes. The created lot will be 0.74 acres and remain under the current zoning, R-1, Single-Family Residential.

Under current zoning regulations in the R-1 zoning district, a primary structure must be constructed on a property before an accessory structure. The owner wishes to construct an accessory structure but it unable to do so unless a subdivision occurs, combining the two lots into one, or construct a primary structure first. The other lot involved already contains a primary structure, making this subdivision compliant with the current zoning regulations.

Any future site developments will be required to undergo site plan reviews.

CASE REQUIREMENTS:

1. All comments and concerns will be addressed in ePlans prior to submitting the Final Plat for signatures.

2. A $75.00 Recording fee shall accompany the signed mylar.
